To kick things off, our Next Level specialists will sit down with you to identify the goals for your investment property. From there, we’ll define how we can ensure your experience with us is as easy and hassle-free as possible. You can choose to be involved in day-to-day decisions, like maintenance works, or give us the OK to coordinate all the nitty-gritty on your behalf.
Next, we get acquainted with your property. This involves visiting the residence for a comprehensive walk-through and assessment. Using our in-depth knowledge of the property market and current trends, we’ll give you an honest estimation of its rental potential. To ensure you’re taking advantage of all the potential cash on the table, at this point we may recommend some minor repairs and updates to increase the liveability factor and rental return of the property.
After agreeing on a rental approach, we’ll develop a bespoke marketing strategy that gets your property under the nose of the right demographic of potential tenants. This includes organising professional photography, a 360-degree virtual tour and creating a high impact real estate advertisement. Your property will then be promoted as a premiere listing on all the leading sites, and of course, the Next Level website. As a premium online ad, your property will be seen by more people and capture 4.5 times the number of enquiries than a standard advert. This activity will also be supported by social media activity across Facebook, LinkedIn and Instagram.
We’ll run a schedule of convenient private and public rental inspections, follow-up with applicants and keep landlords up to date on all activity until the property is leased.
Through a rigorous submission and review process, we’ll pair your property with its perfect tenant. Our team pride themselves on their ability to scrutinise and identify top-quality applicants. We’re transparent with our selection process and work quickly to provide landlords with a shortlist of the best suited candidates. After you’ve selected a preferred tenant, simply leave the rest to us. We’ll handle the documents with our innovative software, prepare and submit the lease agreement electronically, lodge the bond and organise first month’s rent. Once processed, we’ll meet with the tenant to hand over the lease pack and keys, liaise with them for utility connections and to check-in on how they’re settling in.
Rest assured, our service doesn’t stop when the lease is signed. We go above and beyond to keep tabs on your asset and keep landlords informed. We’ll organise routine inspections and provide detailed reports throughout the tenancy (complete with photos), along with an overview of any required maintenance and suggested repairs. The rental rate of your property is reviewed annually to ensure it is in line with current market values and remains as profitable as possible. All financial reporting, maintenance requests, inspection reports and more are housed securely online within your Owner Portal.
Tenants are offered the same high standard of service and accessibility provided to landlords. We go to great lengths to encourage long-term property rentals, thus avoiding the unnecessary stress and additional cost associated with advertising and leasing the property more frequently. Our online Tenant Portal allows maintenance requests and enquiries to be submitted at any time of the day and night. These requests are quickly actioned by our team and the tenant is kept in the loop on the outcome. In emergency situations, tenants are provided with contact details for trusted tradespeople that can be contacted after hours or on weekends. This open and transparent approach ensures renters feel a sense of security and comfort, and have a positive experience living at your residence.
